I have a tenant that lease from me in Cobb County Ga. He just moved out without notice about 9 months ago. I have been calling him making an effort to collect, but every time he says he is going to pay, he never comes through.

How can I collect if all I have is a phone number, name, and myspace profile.

BTW this is an old celebrity we are talking about.... remember 2 live crew?

Cobbrealtor, Did the tenant complete an application? Did he sign a lease? If you do not have a signed lease you have no grounds to collect anything.

No Application, but yes we do have a signed lease. And we do have emails that we sent to him reminding him of his balance due.

If you do not have an application, did you order a credit report on the tenant? How was his credit when you rented to him?

If he had good or better credit when you rented to him you have several options to collect what you are owed. If he had poor or really bad credit when he rented from you, your chances of collecting what you are owed are slim.

Let me know what, if any, other documents or proof of ID you have on this tenant. You may be able to report him to the credit bureaus as a collection account. The debt will remain on his credit for 7 years after move out.
