Being a landlord is just one thing after another. LOL!

So I have tenants complaining that their neighbors smoke comes into their apartment. At this time, we do not prohibit smoking and are not considering that policy. This is the first time we have had this complaint.The smokers apartment is on the first floor, and smoke is evidently getting into the 2nd floor apartment. How would you handle?

We think we have identified the problem which is easily remedied. However, the tenant in the apartment we think is causing the problem (has to do with ventilation), is not returning calls. So, we have tenants dealing with an uncomfortable situation, and a remedy that we can't seem to get into place. If I don't succeed in contacting this tenant by the end of the day, I will try the alternate phone numbers we have on file. If that doesn't work, we will have to go in person and/or post a note on their door. Will let you know final outcome. Thanks for interest - maybe others have had experience with a similar issue?

I thought I'd send a follow-up. The tenants are still complaining and certain tenants are obviously still smoking. I've done some research and it appears that I need to prepare amendments to the leases. The tenant can sign or not. If they refuse to sign, I can incorporate the clause into their lease using the 30-day notification rule to terminate/change lease, which means I'd have to wait until the leases expire. So by the end of the year, this will be a smoke-free building.

P.S. I like this site and I'd love to see others post. Only by posting will the site be valuable. Thanks for interest and let's help each other out.
